With over 22 Million households (84%) in the UK with internet access and with the average person using 3.1 devices to connect to the internet we have come to accept that most buyers begin their property search online.   Of course you can search for our products and homes through our own website or property portals such as Zoopla, Rightmove and onthemarket.com but how can we ensure that we grab the buyers attention and  showcase our outstanding quality which sets us apart?

We were recently approached by a video production company that offer high quality, presenter led videos with aerial footage taking by drones to create a five minute video of one of our completed homes at Holland Park.   Although we had professional photos taken of this plot we felt that buyers would be able to appreciate the flow of the open spaces and get a real sense of scale and how rooms relate to each other by capturing it on video.

We really couldn’t be more thrilled with the result of this video.  Rather than just relying on photos that only can tell half the story the video is far more emotive and you feel that you get a better understanding of our company, our ethos and the design and specification of our homes in a short video then you would from flicking through a brochure.  All marketing tools have their place.  A brochure gives you more precise details with regards to room  dimensions and technical specification but the video puts it all into some sort of perspective.  It really brings our homes to life and we have found that potential buyers are more likely to visit us at our sales centre once they have  a more in-depth feel for the home especially if they are travelling from out of the area.

Exe marks spot for new green valley site

Tradition meets modernity in a new development of homes set in the beautiful countryside in Devon’s Exe Valley. St Aubyn’s Rise near Tiverton is a new development of two, three, and four-bedroom properties by Heritage Homes. With all the mod cons, these new homes will combine rural surroundings and contemporary modern living.

Jo Hole, sales and marketing manager for Heritage, said: “This is the second phase of a longer term building project. The design of the homes is traditional, but they are very contemporary and sleek on the inside, with top of the range fixtures and fittings.

“I was up at the site the other day, and the views really are quite incredible across the Exe Valley (see Jo’s picture on the opposite page). You can see across open countryside and hills from this elevated position.

“We will be opening a new show home within the next month and our existing show home and sales centre is open seven days a week, 10am to 4.30pm so come along and see for yourself !”

The first phase of the project is nearby St Aubyn’s Wood, which is now finished; St Aubyn’s Rise is well under construction, and is attracting interest from people ready to lay their money down. The first properties will be ready to move into towards the end of this year.

The new homes’ designers have incorporated the style and character of older homes in the surrounding area. Materials include York handmade brick and roughcast render, and the “stable” units feature traditional Northcott smooth red brickwork. The roofs are natural slate.

The homes also feature top ecocredentials and efficient engineering, with features such as underfloor heating, high-quality gas boilers and Rockwool insulation, thermostatic radiators, and log-burning stoves. Each property is different, but in harmony with the whole of the development.

“They have a very high standard of workmanship, and feature premium fixtures and fittings,” said Jo. Each homes’ rooms are well-proportioned, with modern living in mind. There are sitting rooms and pleasant eating areas, lots of light and beautiful flooring and carpets.

They also make the most of their space.

“Even the smaller properties feel very generous and roomy, with no cramped areas,” said Jo.

No expense has been spared on the fixtures and fittings. The contemporary German designer kitchens have “handleless” units and pan drawers with soft close runners.

There are Silestone quartz or granite worktops and splashbacks, and integrated appliances. Residents will be able to choose from a range of colours for worktops and kitchen units, depending on the stage of construction.

The bathrooms are contemporary Vitra suites with Porcelanosa tiles and wall-mounted WC and designer basins. An optional cost upgrade is available for matching vanity units under the basins.

There are Grohe contemporary brassware, shower valves and fittings, and a sleek, high-quality monoblock basin mixer tap.

The bathtubs are a double skin acrylic bath, offering a special touch of luxury. A wall-mounted, thermostatic bath-filler mixer tap has an independent “hair wash” shower fitting.

The Grohe multifunction shower valves ensure you’ll have just the speed you like with plenty of pressure.

The front door, in oak-effect finish. has a high security locking mechanism, and large stainless steel pull handle and ironmongery.

There are also French windows and sliding bi-fold doors in some properties, which are finished in white or grey foil wrapped RAL.

The gardens will be landscaped, with turf and shrubs at the front, and bark mulched beds at the rear. Paving and patios will have contemporary slabs, and the properties include a garage with electric doors.

“These are beautifully-built homes which will have low running costs and low maintenance, but which are located in one of Devon’s most attractive spots,” said Jo.
